Champion Realty completes lease in Bolingbrook

Champion Realty Advisors, LLC has completed the lease of a 183,500 square feet in a facility located at 1150 115th Street in Bolingbrook, Ill. OHL, LLC, a diversified third-party logistics company headquartered in Nashville, will use this new location as part of an expansion of its existing I-55 Corridor distribution operations. 1150 115th Street, also known as Bolingbrook Corporate Center West, is owned by Atlanta-based Industrial Developments International (IDI) and is one of the area's newest speculative cross-dock distribution centers.

Constructed of insulated precast panels with a single-ply membrane ballasted roof, the 453,090-square-foot industrial building features an ESFR sprinkler system, T-5 energy efficient lighting with motion detectors, and light defusing skylights that let in natural sunlight. The facility has a Silver LEED rating.

OHL's space will feature 24 exterior docks with levelers and shelters, one drive-in-door, a 30' clear ceiling height, and fenced and gated truck loading areas. The company's lease structure also includes the interior build-out of 500 square feet of office space as well as the right to lease the entire building during the term of its lease. OHL will move into the new space in April of 2010.
